• Complete billing, collections and recovery of real estate agreements and property encroachments.

• Complete inventory of existing leases, including one-time easements and confirm revenue of each crossing and    encroachment.

• Thorough inspection and confirmation of uses of each crossing encroachment by
   determining pipeline width, power line kv rate, telecom pair/facility use and any
   other means of revenue generated by companies on right-of-way.

• Research one-time easements to determine if lessee is generating revenue other
   than provided in original easement.

• Re-negotiate leases to provide revenues that are more in line with current market value.

• Market right-of-way and excess real estate to utilities.

• Assist in appraisal of real estate revenues versus potential during acquisition
  process of new railroad properties.

• Implement permitting and application process for existing and new leases.

• Hi-rail and review Railroad property to ensure accurate inventory.
